Phase 1
Initial consultation to understand the client’s goals, budget, and priorities for the renovation, including structural changes, additions, and overall style.
Phase 2
Site visit and assessment of the existing structure, including foundation, framing, roof, mechanical systems, and any visible issues such as moisture, settlement, or outdated wiring/plumbing.
Phase 3
Concept design phase where layout options, structural changes, and key design ideas are sketched and reviewed with the client to confirm the general direction.
Phase 4
Detailed design and planning, including floor plans, elevations, structural engineering (where walls are being moved or added), and coordination of mechanical/electrical/plumbing requirements.
Phase 5
Permitting and approvals, where the renovation plans are submitted to the municipality, building department, and any relevant authorities, with revisions made as needed.
Phase 6
Pre-construction preparation including final budgeting, schedule creation, ordering long-lead materials, and organizing trades, temporary utilities, and protection of existing finishes to remain.
Phase 7
Demolition and structural work, carefully removing existing components, opening up walls/floors/ceilings, reinforcing structure as needed, and constructing any additions or major alterations.
Phase 8
Rough-in phase for new or upgraded plumbing, electrical, HVAC, and low-voltage/smart systems, followed by inspections before closing walls.
Phase 9
Building back the envelope: framing modifications, insulation, new windows and doors, exterior repairs or cladding updates, roofing tie-ins, and weatherproofing.
Phase 10
Interior build-out including drywall, taping, and finishing; interior carpentry; new stairs or railings; and preparation for finishes.
Phase 11
Finishes installation such as flooring, tile, cabinetry, countertops, millwork, painting, lighting fixtures, plumbing fixtures, and final mechanical/electrical hookups.
Phase 12
Final inspections, commissioning of mechanical systems, and thorough quality checks, followed by a client walkthrough to identify and address any deficiencies.
Phase 13
Turnover with a deep clean, delivery of manuals and warranties, explanation of new systems, and post-completion support for any adjustments needed after move-in.
