A complete, transparent, end-to-end process for designing and building premium custom homes with precision, safety, and long-term integrity.

Phase 1
The process begins with an initial meeting to understand the client’s requirements, vision, budget range, preferred style, and any functional needs. Site conditions and zoning basics are reviewed to determine whether the project is feasible on the chosen lot.

Phase 2
Once the direction is clear, the architect and design team begin early concepts. Floor plans, elevations, and layout ideas are prepared, revised, and approved. Structural engineering follows to ensure the home meets all safety, load, and building code requirements.

Phase 3
While design work is underway, Golden Rule handles all required permits and municipal approvals, including building permits, development applications, engineering reviews, and utility submissions. A full cost breakdown is prepared, along with the construction agreement.

Phase 4
Pre-construction planning takes place before work begins. This covers scheduling, subcontractor coordination, material orders, site logistics, safety procedures, and all groundwork preparations.

Phase 5
Construction starts with site clearing, excavation, grading, footings, foundation walls, and slab work. Drainage, backfill, and foundation waterproofing are completed before framing.

Phase 6
Framing creates the structural shell of the home—floors, walls, trusses, and roof assembly. Windows, exterior doors, and weather barriers are installed, followed by inspections to confirm the structure is sound.

Phase 7
Mechanical, electrical, and plumbing rough-ins are installed throughout the home. This includes HVAC systems, ducting, plumbing lines, electrical wiring, smart-home wiring, gas lines, and panel setup. All systems are inspected prior to insulation.

Phase 8
Insulation is installed, followed by drywall, taping, and interior wall finishing. Interior carpentry takes place at this stage, including staircases, railings, niches, trim work, and any custom built-ins.

Phase 9
Exterior finishing proceeds in parallel when possible. This includes roofing, exterior siding or cladding, masonry, soffits, exterior lighting, deck or balcony structures, and any outdoor protective systems.

Phase 10
Interior finishing follows: flooring, tile, cabinetry installation, countertops, millwork, painting, fixtures, mirrors, hardware, and final plumbing connections. Mechanical systems are commissioned and tested, electrical systems are completed, and smart-home components are programmed.

Phase 11
Landscaping and exterior hardscaping are completed toward the end of the project when heavy equipment is no longer needed. Driveways, walkways, patios, irrigation, grading, and final exterior clean-up are done at this stage.

Phase 12
A final walkthrough is completed by Golden Rule for quality control. The client walkthrough follows, where minor deficiencies are identified and scheduled for correction. A final clean is performed and all municipal inspections are closed.

Phase 13
The home is handed over with occupancy approval, keys, manuals, warranties, and system instructions. Golden Rule provides ongoing post-construction support, seasonal maintenance options, and follow-up checks after move-in.
